  • It’s important to clarify your purchasing power before home shopping so we know we’re honoring your budget.

    If you're financing, you'll need to go through the pre-approval process. If you're paying cash, you'll need to have proof of funds ready to go.

    Having a lender or mortgage broker who can answer questions on the fly is critical when searching and writing offers in a competitive market.

  • This is the fun part! Seeing homes in person is the best way to iron out your likes and dislikes, and narrow down the right homes.

    We’ll collaborate and find homes that match your criteria. On my end, I’ll use the latest tech resources and internal network to find homes that fit what you’re looking for.

    • I give quick and easy access to properties as needed.

    • After each property, we'll discuss how the features match to your list (or don’t).

    • Narrowing the search as you go and only looking at good fits will save you time and energy.

  • If the house feels like home, then it’s time to submit an offer! Finding the right home isn’t always easy. Actually getting it is even harder. We’ll work together as a team, and I’ll guide us in crafting the best terms for your offer and handle all the paperwork for the purchase.

    Then comes the negotiation, where I’ll ensure you know what your options are and how to remain competitive to make a smart offer on the home you want.

    I’ll also facilitate cross-communication between you, the lender, and the listing agent to obtain proper timing and offer updates.

  • Once the offer is accepted, I'll take the lead in coordinating and overseeing inspections. I’ll gather bids and we’ll discuss negotiation tactics on priority repairs. Here's what will happen next:

    • Deposit your earnest money in escrow at the Title Company. (Earnest money is usually 1-3% of the purchase price).

    • Review disclosures from the seller for more information about the property.

    • Get clarity on the costs associated with any necessary repairs.

  • Now that we've inspected the property, we will use new information to negotiate.

    When negotiating repairs, we're usually focused on safety and health concerns and any items that are not operating as they should. We typically negotiate with the sellers in these three ways:

    • Ask the seller to hire contractors to make repairs before closing on the property.

    • Request the seller to credit money towards your closing costs.

    • Ask for a price reduction.

    Every purchase is different, with unique humans on the other side. My job is to work with the listing agent and advocate for you - negotiating wherever possible.

  • The appraisal process comes after your inspection. Financing is usually contingent on a satisfactory appraisal. Generally, seven business days are needed to complete and submit the appraisal report.

  • The Title Company will schedule you to sign all loan and title documents 1-3 business days before the closing date.

    Once the loan undergoes final approval and you sign closing documents, meet me at your new house for a gift and your new keys!
